- Inspect the property in person with any prospective tenants
- Receive, process and check tenancy applications
- Select a tenant in consultation with the owner
- Arrange appropriate documentation including the lease agreement and condition report
- Collect a bond or security deposit and rental payment in accordance with the rental agreement
- Pay authorised accounts
- Provide Landlord Instruction form which incorporates appropriate instructions for maintenance or other disbursements
- Disburse statements which detail all income and outgoings. Rental payments banked directly in to nominated bank account, either once or twice per month
- Conduct routine inspections and compile a written report of your property
- Routine inspection photo's.
- Arrange maintenance and repairs as required
- Administer rent reviews and lease expirations
- Prepare applications and documentation and serve notices where a breach of an agreement has been made
- Represent the Landlord at Residential Tenancy Tribunal hearings if required
